What works are covered in a renovation?
Do you know what you are paying for your renovation? Here are some common works involved in a typical renovation project:
Demolition - the removal of unwanted fixtures in your home like sink and stove support, dismantling of existing kitchen cabinet and hacking of floor finish.
Masonry - the use of cement to fuse materials together to build anything such as tiles.
Plumbing – installation of kitchen fixtures and accessories, toilet fixtures and accessories and piping systems.
Carpentry – any works involving the use of wood such as cabinets, drawers and cupboards.
Worktop / Door works – installation of kitchen worktop and doors
Painting – for whole unit and doors.
Miscellaneous Works – cleaning up after works are completed
There are guidelines laid out by HDB that must be adhered to when you are planning for a HDB renovation project. If you find it hard to comprehend what you are reading, it may be better for you to leave it to experts like us.
1. Approval from HDB must be sought to protect the structural integrity of your flat before any building works can be done. Building works include hacking of walls, floors, false ceiling, kitchen top etc.
2. BTO home owners should be aware of the 3 year restriction that is in place for bathroom floors and walls when they are considering their renovation options.
3. Windows can only be installed by BCA approved contractors.
4. Renovation can only be performed on specific days and hours. According to HDB regulations, general renovation works can be done between 9 am to 6 pm, from Monday to Saturday except Sundays and Public Holidays.
Noisy works such as removal of walls or floor finishes can only be performed between 9 am – 5 pm on weekdays. Such works are not allowed on weekends, public holidays and eve of public holidays (e.g: New Year, Lunar New Year, Deepavali, Hari Raya Puasa, and Christmas).
Any Do-It-Yourself (DIY) works which involve drilling and hammering should be avoided from 10.30 pm - 7 am to avoid interrupting your neighbour’s sleep.

To reduce your financial burden, you can consider taking up a renovation loan for your HDB renovaiton projects. Leading banks like OCBC, Standard Chartered, RHB and Maybank offer attractive interest rates for such loans.
- Company Research
Read online reviews of the projects that they have done, speak to your friends and family members who have engaged this company for their renovation projects to get a sensing. If all else fails, book an appointment to meet their designer and head down to their showroom to get your questions answered.
- Beware of the Fine Print
Scrutinise every detail in the renovation package. Ask questions to get your doubts cleared. The designer should be able to communicate to you clearly on the deliverables and final work done. Ask him or her to list down everything in print. Documentation precedes conversation.
What is the cost of a home renovation?
This a common question asked by customers and we will do our best to address it here. There is no fixed price due to many factors which are discussed below:
1. What type of home?
The price of renovation vary according to the type of home that you are living in. For instance, renovating a new BTO flat would be cheaper than a resale HDB as there is no hacking work required. On the other hand, renovating a landed house will cost more than a condominium unit due to the higher level of skills required.
2. How old is your home?
The condition of your home will have a direct impact on the cost of renovation. Older homes like a resale flat will generally cost more to renovate compared to a new BTO due to its poorer condition.
3. What kind of work do you need?
If hacking and demolition works are required to remove your current interiors, the cost will definitely be more compared to minor renovation works or renovating a certain area of your home.
4. What is the selected material?
The choice of material that you use for your home renovation project will affect its cost. For instance, marble flooring will cost more than vinyl flooring if you want a luxurious look for your home. On the other hand, if you are a wood lover but cannot afford parquet flooring, you can opt for laminate flooring which provides the same wood effect but at a more affordable cost.
